Before you buy:
- Call your municipality and determine how the property is zoned. Is what you want to do a permitted use in that zoning district? Are there regulations governing how you may do it? The county planning office can advise you where to find this information.
- Determine what environmental permits you might need to carry out your plans. Acquiring permits takes time, and you’ll want to know this up front. Your county conservation district can advise you.
- Find out from the property owner if the parcel you want to buy has ever been evaluated for sewage disposal capacity. If not, contact your municipality’s Sewage Enforcement Officer and find out the procedure for having this done. This too, takes time.
- Located any potential flood zones are on your targeted parcel. This affects how and where you can build, as well as the construction and insurance costs. This may completely change your thinking! Click here for more information.
